This seems can it be this easy?

This is by far the most common question that I get.  It seems too good to be true.

It seems easy, because it really is that easy.  Once you have done one "land" transaction, you have essentially done them all.  I have any documentation that you need to ease your mind.  You can call me on the phone, check out my facebook, check out my registered business at, and verify ownership with the county.  I will gladly give you all the information that you need to put any doubts to rest.

Furthermore, as a professional in this industry, we have stream-lined the process.  It was not this easy when we first began buying property; however, we figured it out, and now do all the "heavy lifting" for you.

Why is this so cheap?

I get this question a lot.  Due to mass marketing, and mailing techniques, I acquire this property cheap.  I am making money by selling these, so we can clear that up.  I like to sell property quickly, so I can buy more, and pass the American dream onto the next lucky customers.  Vacant land is difficult to sell, if marketed at the market rate.  I like to sell quickly, so that is why it is cheap.


How do you accept credit and debit cards for land?

Welcome to the 21st century!  There are merchant services that allow us to set up automatic payments.  Most anyone can afford these, and investing in property is certainly better than buying that new TV.  It is almost inevitable that these properties will appreciate over time.

Have you ever been to the property?

No.  Maybe in rare instances, but for the most part, no.

Is there road access?

We only purchase properties that have at least some type of road access.  So, yes.

Is there power/water/utilities?

It differs from property to property.  Check out the listing.

I'm interested, can I go see it?

Please do.  Simply copy and paste the coordinates into your smart phone, and it should take you right to the property.

I want to purchase, now what?

If the current terms work for you, you can check out under the listings via the MoonClerk links.  You will be required to enter a credit or debit card.  Don't see terms that suit you?  Send me an email or give me a call, and we can likely work something out.

What paperwork is required?

For a terms deal, an installment land contract will need to be filled out by me, and you, and also notarized.  I will fill this out, and we will each out sign it and have it notarized.  Optional : a purchase agreement.  Many people bypass this and simply check out.

After the property has been paid off, I will assign ownership to you via a warranty deed.

Are there any back taxes/liens?

I do not do title work when purchasing the property, I do this myself.
